		<description>The mall/strip mall scene seems to be the obvious choice when it comes to opening any retail shop regardless of whether or not you plan on selling nike sb&#039;s and skateboards. Unfortunately rent seems to be overwhelming once you add &quot;skatepark&quot; to your &quot;skateshop&quot; title. In my area I&#039;ve looked around and have found rent to be anywhere from 20$-30$/sq.ft. a year (strip mall), which would be fine if I were looking for 1500-3000sq.ft. Once I started looking for 10k  sq.ft. I had to start looking for other locations to try to get my hypothetical rent from 20k/mo down to something more reasonable like 6-8k/mo. figureing that the added skatepark probably wont bring in enough extra business to cover the should be retail space. 

To my suprise I&#039;ve found endless amounts of empty warehouse space for $1-$5 a sq.ft. but most of them aren&#039;t in areas where mom might want to drop off little johnny for the afternoon, but are accessable being close to the interstate.

Can I rely on the indoor park to drive my retail sales in a nontraditional retail environment? or is this idea destined for failure? --- finding inexpensive space in prime retail locations seems to be nearly impossible, but I can&#039;t exactly rent out the recently closed Dollar-Store for 300k a year on a 5yr contract. How have others made this compromise? --- is the empty warehouse/factory in an industrial setting a terrible idea?

Growing up I spent my winters and rainy summer New England days at an indoor shop/park that was located in a strip mall. They seemed to do well, and were even extending their park from 8k to 18k sq.ft. before they were shut down by the Drug Task Force. seems they were supplementing their retail sales with less conventional merchendise. Was this only reason why they could afford to pay the rediculous rent, or am I missing something.

Indoor parks seem few and far between, aside from the one mentioned above, all the others i&#039;ve visted have been in free standing buildings and not in strip malls, which is legit if you can afford to have one built, or are lucky enough to find one in a retail setting, but these buildings seem rare and aren&#039;t gurenteed to be any cheaper than being in a strip mall.
